Coastal Contemporary is a contemporary residential home on Kiawah Island, shaped by Caribbean and West Indian architectural traditions, deep shade, tropical airflow, and the light of the Lowcountry.
Coastal Contemporary draws from a lineage often overlooked in the Lowcountry: the Caribbean vernacular that traveled through the West Indies and into the architecture of the Carolina coast. Rather than borrowing from the shingle-style cottage tradition, the house looks south, reinterpreting tropical forms and materials in a crisp, contemporary expression.
Smooth stucco walls rise in pale sculptural masses beneath low hipped roofs of standing-seam metal. Deep eaves provide shade, an essential element of island architecture, while tall two-story window walls and stacked galleries open the house to light, air, and the surrounding landscape. At the rear, hipped-roof loggia pavilions frame the composition like the dependencies of a West Indian great house.
The plan gathers around a central pool courtyard. A raised spa finished in brass tile anchors the pool deck, while covered loggias create a series of shaded outdoor rooms. One loggia includes a stucco outdoor fireplace and kitchen, extending the living spaces into the open air and reinforcing the home's connection to the climate.
Inside, the palette shifts from pale exterior surfaces to a cooler, more atmospheric mood. Charcoal walls and ceilings contrast with pale-oak floors and steel-framed glass. Sculptural fireplaces and ring-form chandeliers give the interiors a quiet sense of drama without competing with the surrounding landscape.
A white waterfall-island kitchen with a steel backsplash opens directly to the main living space. Elsewhere, bright white bedrooms and baths are framed by black steel windows, drawing views upward toward the treetops and the fairway beyond. The contrast between dark and light, enclosure and openness, gives the interiors a layered character suited to both private retreat and informal gathering.
Rooted in the Caribbean and West Indian traditions that helped shape the wider Lowcountry, Coastal Contemporary is a Kiawah Island residence composed around heat, light, shade, and airflow — a home designed to live easily between tropical influence and Carolina coastal tradition.
